You don’t want to try to stop the leak from the bottom, but if you must the is a sealant used to make handles for pliers at home depot. you can brush this on, But fixing leaks from the inside does not usually work.

O.K. the house right now is 900 square ft. wanna close in the carport to make a nice living room and add more square footage to the house also add a large screened in porch around the existing car port and a laundry room behind the house (but connected) trying to find out is it worth it or just sale the house and by New also if anyone has ideas on prices for the additions

It depends on what the other houses are like near your home. It is not going to recoup the money if it’s the best house in a bad street. Also, check what price other similar properties are selling for in your neighbourhood as that will give you a price guide, you then compare that with yours, get several prices for the conversion you would like, add the average of those to your purchase price and see if you are going to be out of pocket. You are better off having the worst house in a good area, nobody wants to buy a pig in pearls!
I hope that I have not discouraged you because this is purely speculation on my part. If you are improving to sell, you can use it for guidance but it must have “kerb-side” appeal. You never get a second chance to make a first impression.
