84 lumber company has 2 and 3 garage kits for sale, and you can go on line and have them ship it to you. Thats a really good bet for you if there is no garage kit in your area. Another thing you could do is to buy 22 ft. trusses from Lowes, or the home depot. and you have your own kit with that. All you do is frame up the walls and place the trusses on top and pow your done at a very low cost for a garage. If you dont like putting in a slab and framing you could also buy a pre build AMish garage which comes with the floors already in them, and is delivered already build at a verry low cost.

I own a house in poor condition. it is not worth repairing.
I would like to demolish and build new, but bank and town, would require old house to be demolished before I could move into new house. both could be on the property at the same time, but not for long. bank requires house be professionally demolished. town would let me do it myself.
I want to demolish my self due to asbestos siding. I can legally dispose of it, but if I hire someone, they have to seal off the neighborhood and evacuate everyone. almost.
my question is, is there a way to keep both houses, if i convert the old house to a garage or barn? a big storage shed?
small house by the way. more of a cottage.
conversion would be a lot cheaper then demolish.
I cant get a mortgage big enough to afford both a new house and the demolition.
I know banks wont usually tell you how to do something like this, you have to request it. so i was wondering if i need to request a certain type of loan?
I have discussed several ideas like this with the town and they said they would agree to just about anything and bend any rule for me, because they get rid of an old house that is grandfathered and get a new house that is up to code. town has no jurisdiction over the house, it was here before there was a town.

kemperk – bank already said demolition of the existing house would be part of the mortgage on the new house. meaning, I would have a timetable, meet it or default. demolition of the existing house is required to protect the banks interest in the new house.
linkus86 – demolition of existing house would increase value of new house. not demolishing existing house would decrease value of new house.
existing house does not have a mortgage.
I can not use existing house as collateral for a loan, it has zero value, to a bank. town still taxes me for a 117,000.00 house. 75,000.00 of that is for the land.
again, the question is, will a bank give me a mortgage to build new, and allow me to convert an existing house to a garage?

It really depends on the weather you have in your area. Nothing last forever….so if the weather is bad ( high winds, hail, lots of heavy snow )…it won’t last too long. My friend had one for his boat….lasted 5 years..and even after that time it was still in fair shape.
Make sure there are no restrictions in your area…city codes don’t allow them in most areas.
